Frequently asked questions
What is a good interest rate for a home loan in 2026?
As of September 2026, with the RBI repo rate at 5.25%, repo-linked home loans start at about 7.25% p.a. at SBI and around 7.5–7.75% at large private banks, for salaried borrowers with a credit score above 750. Your actual rate depends on your score, income, loan-to-value ratio and the lender's spread over the repo rate.
How much does prepaying a home loan save?
A lot, if you do it early. On a ₹50 lakh, 20-year loan at 8.5%, a single ₹5 lakh prepayment at the end of the first year saves about ₹16 lakh of interest and cuts about four years off the tenure, if you keep the EMI the same. Use the prepayment section above to model your own numbers.
Should I reduce EMI or tenure after a prepayment?
Reducing tenure saves more interest, because you keep paying the same EMI on a smaller balance. Choose a lower EMI only if you need to reduce your monthly outgo.
Is the EMI shown here exactly what my bank will charge?
It uses the same reducing-balance formula banks use, so it matches to the rupee for a fixed rate. Your bank's figure can differ slightly if it rounds EMIs, charges broken-period interest for the first month, or bundles insurance into the loan.
Does a longer tenure save money?
No. A longer tenure lowers the monthly EMI but increases the total interest you pay, often by a lot. Pick the shortest tenure whose EMI still fits comfortably in your budget.
